Our Tenant Finder Only package is designed for landlords who want help sourcing and referencing tenants but prefer to manage the tenancy themselves. Here’s how the process works:
Property Details & Marketing
We take the details of your property and advertise it across our platforms to reach the widest audience of prospective tenants.
Enquiries & Viewings
We handle tenant enquiries and arrange property viewings on your behalf.
Applications & Referencing
Interested tenants complete an application form.
We carry out full references, including credit, employment, and previous landlord checks.
🏡 Wight Lettings – How We Handle Tenant Applications & Referencing
To make sure we find you the most suitable tenant while keeping costs under control, we follow a simple process:

Applications Received

We collect applications from all interested parties.

Each applicant provides details on their income, employment, household size, pets, and other key information.

Pre-Screening

We carefully review the applications against your requirements (e.g. income level, employment stability, pets, smoking, household size).

Unsuitable applicants are filtered out at this stage.

Shortlisting

We select the strongest 1–2 applicants that best meet your criteria.

We’ll discuss these with you and agree who to proceed with.

Referencing

We put only the chosen applicant (or household) through referencing checks.

Referencing includes financial checks, employment verification, and previous landlord references (where applicable).

Backup Applicant

If the chosen applicant does not pass referencing, we can then approach the reserve applicant (with your approval).

Tenant Selection
Once referencing is complete, we present the results to you.
The final choice of tenant is always yours as the landlord.
Tenancy Agreement
We can provide you with a standard Assured Shorthold Tenancy (AST) agreement, ready for you and your tenants to sign.
Deposit & First Month’s Rent
We collect the tenancy deposit and first month’s rent from the tenant.
These funds are transferred to you, and it becomes your responsibility to protect the deposit in a government-approved scheme.
Handover to Landlord
Once everything is in place, we hand the tenancy over to you.
From this point onwards, you will be responsible for managing the property, rent collection, and any repairs/maintenance.
👉 In short: we find, check, and prepare the tenant – you manage the tenancy from the day they move in.
