What we do:

Comprehensive marketing of the property to secure a suitable tenant.

Preparing and issuing legally compliant tenancy agreements and fully detailed contracts.

Collection of tenant deposit.

On completion on the rental agreement we will pass the deposit on to you, the Landlord, it must then be protected within 30-days of the tenancy start date with an approved Government Tenancy Deposit Protection Scheme.

Terms and Conditions of Service – Tenant Find Only
1. Introduction
These Terms and Conditions (“Terms”) govern the provision of services by [Your Agency Name] (“the Agent”) to the property owner (“the Landlord”). By instructing the Agent, the Landlord agrees to be bound by these Terms.
The Agent operates as a Tenant Find Only service. We do not provide ongoing management of the property unless explicitly agreed in writing.
2. Services Provided
The Tenant Find Only service includes:

Marketing the property to secure a suitable tenant.

Conducting full tenant referencing and checks.
-
Preparing and issuing legally compliant tenancy agreements and fully detailed contracts.

Coordination of tenancy commencement and collection of initial rent (if agreed).
Optional Services (separate charges apply):

Inventory preparation (check-in, schedule of condition).
-
Deposit registration and holding.
-
Contract renewals.
3. Fees
-
Tenant Find Only Fee: £495 (Fixed, excluding VAT).

No Tenant, No Fee: Fees are only payable once a suitable tenant has been successfully secured and has signed a tenancy agreement.
4. Landlord Obligations
The Landlord must:

Ensure they have the legal right to let the property.
-
Disclose any relevant information about the property and its condition.
-
Obtain all necessary consents, licences, or approvals to let the property.

Ensure the property meets all statutory safety requirements (Gas, Electrical, Fire, and Furniture regulations).
-
Protect the deposit within 30-days with a Government Tenancy Deposit Scheme.
5. Liability

The Agent shall not be held responsible for the Landlord’s failure to obtain the necessary consents to let the property.

The Agent cannot be held liable for any costs, losses, or damages arising from neglect or misuse of the property by the Landlord or tenants.

The Agent accepts no responsibility for the preparation, submission, or accuracy of the Landlord’s tax returns.
6. Deposit Handling

Where the Agent holds tenant deposits, the deposit will be transferred to the Landlord on signing of the rental agreement and must be protected within 30-days with a Government Tenancy Deposit Scheme.

The Agent acts as custodian of the deposit but shall not be liable for disputes between Landlord and tenant beyond providing registration documentation.
7. Termination

The Landlord may terminate instructions at any time before a tenant has been secured without incurring any fee.

Once a tenant has signed the tenancy agreement, the Tenant Find Only fee becomes payable in full.
8. Miscellaneous

These Terms constitute the entire agreement between the Agent and the Landlord.

Any amendments or variations to these Terms must be agreed in writing.

These Terms are governed by and construed in accordance with the laws of England and Wales.

Important Notice – EPC and Compliance Documents
Please note that Wight Lettings operates solely as a “find a tenant” service. All legal compliance responsibilities, including arranging an Energy Performance Certificate (EPC), gas safety checks, and other safety or certification requirements, remain with the landlord.
We are here to match tenants with suitable properties and facilitate introductions, but we do not arrange, manage, or guarantee compliance documents. Tenants should ensure that the landlord has provided all required certificates before moving in.
Deposit Handover
Please note that once the tenant deposit has been collected and handed over to the Landlord, Wight Lettings accepts no responsibility for the property. This includes, but is not limited to, any repairs, maintenance, damage, or other occurrences that may arise during the tenancy.
The Landlord remains fully responsible for ensuring the property meets all statutory safety requirements, including gas, electrical, fire safety, and furniture regulations, as well as any other legal obligations under the tenancy. Responsibility for the ongoing management and upkeep of the property rests solely with the Landlord.
